Polyphony employs a modular and phased approach, utilizing rotated bar-shaped modules to create a serrated building edge integrating triangular gardens, while optimizing daylighting and cross ventilation for the units. The landscape design features communal and private gardens fostering interaction, using California native plants for biodiversity and fire resistance. Rain gardens manage runoff and act as natural fire barriers, while strategically placed trees offer shade. Greywater irrigates all gardens, promoting sustainability.

Resilience is a core principle, particularly evident in the central zig-zag core, built using pre-cut Structural Insulated Panels (SIPs) with fire-resistant rockwool insulation, cement board facing, and an exterior tile finish. This core—constructed first in a “grow-as-you-go” strategy—houses essential building systems and vertical circulation. The project balances performance and replicability with a hybrid construction system: a SIP core combined with stick or metal framing for the main structure, and SIP infill panels forming the units. Integrated pulley cranes on the core aid material handling.

Adaptability and flexibility, provide homeowners the option to initially complete one unit per lot, using the framed space of a second as a covered outdoor area, while awaiting completion. The lightweight, easy-to-install SIPs facilitate potential self-construction completion with light and small panels easily assembled into the framing. The site is divided into four irregular lots, yielding eight different homes with a varied mix of bedrooms and configurations.

To ensure lasting affordability and stability, the project proposes varied ownership models such as individual lots with shared spaces, land donation by the city or lease-to-own options, and financing through Community Development Financial Institutions (CDFIs) and Community Development Entities (CDEs) via community land trusts, co-ops, or non-profits, supporting diverse residents and “grow-as-you-go” development. With its flexible, rotated bar modules and diverse ownership/financing options Polyphony offers a replicable model adaptable to various sites and user needs.
